Frequently asked questions
Who is Loyski for?
For private landlords who let a home in France themselves, without an agency, wherever they live: in France, in the UK or elsewhere. The interface is in English, and everything your tenant receives (receipts, letters, notices) is in French, as French tenancy law expects.
Is Loyski really free?
Yes, for one property and with no time limit: rent tracking, unlimited PDF rent receipts and sending them to your tenant by email. Premium (€5.90 a month or €59 a year) adds unlimited properties, automatic sending, the guided IRL rent increase, reminders, the service charge reconciliation and the tax summary.
Are the rent receipts legally valid?
Yes. They include everything required by article 21 of the French law of 6 July 1989: landlord and tenant names, property address, period, breakdown of rent and charges, payment date and signature. A partial payment gives a receipt for that amount, not a full quittance, as the law requires.
Can I send the receipts by email?
Yes, if your tenant agrees: French law requires their express consent to receive receipts electronically. You tick the box on the lease, and Loyski emails the PDF receipt to them, with your name as the sender.
Do I need to connect my bank account?
No. On the rent due date, Loyski emails you to ask whether the rent has arrived: one click on 'Yes, received' and it's recorded. No access to your bank, ever.
How does Loyski work out the rent increase?
With the rent reference index (IRL) published by INSEE, the French statistics office, updated automatically every quarter. Loyski applies the legal formula (rent × new IRL ÷ old IRL), takes the one-year deadline into account and blocks increases for homes rated F or G.
What if I have several properties or a property company (SCI)?
With Premium, you add as many properties as you like. The landlord name can be your SCI's: it appears on every receipt and letter.
Is my data protected?
It's hosted in Europe by OVH, a French host, it is never sold or shared, and you can download or delete everything at any time from your account.
